Are Fort Worth home prices expected to drop? 2024 real estate predictions

Could it be? Is the Fort Worth real estate market finally starting to cool off? In October 2023, the median home in Fort Worth sold for $330,000, a 2.9% drop from 2022.

Tarrant County home prices show a few signs of cooling off — particularly with 4.3% more active listings and an average of 40 days on the market (up from 37 days) compared to last year. But for those hoping to dip their toes in the home-buying waters soon, it helps to know what trends to expect. Put on your floaties, and let’s hear what a local expert predicts.

We’re headed west

Joseph Berkes, of the Joseph Berkes Group – Williams Trew, said that family living is “moving further southwest.” Potentially undervalued neighborhoods that are great for homebuyers include Ridglea Hills, Ridgmar, Mira Vista, and Benbrook.

He said he’s even seen a rise in home sales far out in Parker County — like Brock, Millsap, and Weatherford — where the market is still escalating. In October 2023, the median price of a home in Parker County was $474,950, a 5.5% jump year-over-year.

Inside Loop 820, Berkes mentioned the River District, an emerging neighborhood along the West Fork of the Trinity River, as a potential hot spot for young professionals in 2024, citing the neighborhood’s convenient proximity to the urban core.

Don’t give up on FTW

While the national real estate market can be volatile, Texas generally stays above water. Berkes said he has seen the market “normalize a bit.”

“Growth is still good,” he said. “There are not as many out-of-state buyers as the last few years.

With bigger sales than ever, Berkes noted that Tarrant County is still fairing better the the country as a whole. However, he is no longer seeing as many bids per listing — which jumped up to eight last year — with an average of 2-3 offers on homes for sale.

Civic
  • Most municipal and community buildings will be closed on Monday, Dec. 25 for Christmas. Trinity Metro will operate a modified service and waste collection will be shifted by one day next week. See the full list of closures.

  • The city canceled a $70 million contract with Hoque Global for the Evans and Rosedale project in the Historic Southside. The contract was awarded on 2019 but cancelled after key deadlines were missed. The city is looking for a new developer to break ground on the 340-unit housing complex by 2025.

  • Don’t forget to submit nominations for the 2023 Fort Worth Neighborhood Awards. Due Friday, Dec. 29, the 10-category award program recognizes projects and people who work to revitalize, engage, and promote healthy lifestyles in individual communities.

  • Public administrator Christianne Simmons has been named chief transformation officer for Fort Worth. Simmons will lead the newly imagined FWLab, which oversees comprehensive planning, capital programming, budgeting, performance management, and data analytics for the city.
Health
  • Dorothy DeBose is stepping down from her position as board chair of the JPS Health Network after two years of service. After 25+ years of hospital leadership, she will continue to serve as a board member. Current vice chair Roger Fisher will take her place and oversee the hospital for the next two fiscal years. Construction kicks off on North Tarrant Express expansion

With holiday travel ramping up, we’re all keeping an eye on the traffic but this road construction project might affect your daily commute in 2024.

Preparations have started for the North Tarrant Express capacity expansion between Fort Worth and Euless, one of the most well-traveled corridors in the region. Funded by toll revenues from the NTE TEXpress lanes, the $414 million project includes:
  • One free, general-purpose lane in each direction along the North Loop of I-820
  • One managed toll lane in each direction along Airport Freeway (State Hwy. 183)
  • Adjusted ramps and connectors
  • A pedestrian bridge in Hurst
Crews have already started installing construction barriers and stripping lanes. Full construction will be underway by mid-2024 with most of the work taking place at night to minimize driver disruption.

Scheduled to take 42 months, the new lanes are expected to open in early 2027. Stay up to date with lane closures and construction activity on the Texpress Alerts Twitter page.
