3 new housing developments coming soon to the Near Southside

A few weeks ago, we attended a development tour with Near Southside, Inc. and got a sneak peek of the new housing developments coming soon along South Main Street.

Ready to start a new phase of your life in an up-and-coming neighborhood? While moving might be a hassle, these housing developments are a great option if your lease is ending or you’re ready to live in the hustle and bustle of the Near Southside.

Bryan Flats, 451 Bryan Ave.

Developed by Presidio Interests and Eagle Rock Ventures, the complex features 94 micro-studio units. Designed for efficiency, the semi-furnished, market-rate apartments will measure ~200 sqft, with shared kitchens and living spaces located at the end of each hallway. The project will utilize street parking, rather than a reserved on-site garage.

Bennett Partners designed the five-story building and Fort Construction is overseeing the build, which is expected to wrap up in August.

Created by Maverick Development Group, the luxury complex features 250 apartments with in-unit smart technology, a resident clubhouse, and a heated rooftop pool. Plus, a kinetic “wave” facade facing South Main Street uses mobile aluminum panels to make the building look like it’s moving when the wind blows.

The apartments range from 465-sqft studios to 1232-sqft two bedroom units. Completion is slated for the end of April, but leasing is available now.

The luxury multifamily complex features 47 apartments with sweeping views of the downtown skyline from the ends of the corridors and select units. Options range from 525-sqft studios to 1,170-sqft two-bedroom units with on-site parking and access to The Skinny micro-park.

While the project is still under construction, pre-leasing is already available with move-in expected in April.

Open
  • Press Cafe’s Aledo location is open for business. The latest Far Out Hospitality venture is now serving breakfast, lunch, and dinner at 109 S. Front St. Stop by for everything from chicken and waffles to steak salad.
Development
  • The Innovation Next+ consortium received the $855 million contract for the new 15-gate terminal and Skylink station at DFW Airport. The consortium includes eight construction and design team members from across the country. Construction on Terminal F is expected to start in June and open in 2027. (Turner Construction)
Traffic
  • Road closures are expected this weekend as the Cowtown Marathon brings 40,000 participants and spectators to town. The races will affect the Cultural District, Stockyards, Downtown, Near Southside, and TCU areas from 6 a.m. to 3:30 p.m. See affected roads.
Eat
  • Two local eateries made Texas Monthly’s list of Texas’ Best New Restaurants for 2024. Chef Graham Elliot’s French cafe Le Margot ranked No. 2 and chef Blaine Staniford’s Italian eatery 61 Osteria ranked No. 4. Over in Dallas, Quarter Acre and Via Triozzi also made the list.
Community
  • Fort Worth’s Community Action Partners, which provide comprehensive services to economically disadvantaged residents, is looking for community leaders across Tarrant County to take part in the Advisory Council. Apply by Friday, March 8 for community elections on Tuesday, March 26.
Closing
  • Local gem store Crystal Collaborative will close its online store and the Hidden Gem shop in Fairmount Community Library at the end of March. Keep an eye on Instagram for closeout sales over the next few weeks.

  • The baby boom continues — the Fort Worth Zoo announced the birth of a new crocodile monitor hatchling. The zoo’s first in 25 years, the little reptile hatched on January 8 and is growing behind the scenes. One day, it will measure up to 8 ft.
Travel
  • Fort Worth-based American Airlines is raising checked bag fees by $5. Starting this week, domestic bags will cost $35 online and $40 at the airport + additional bags will be $45. Customers must also purchase tickets directly from the airline or preferred travel agencies to earn AAdvantage points starting May 1.

  • Students from Lewisville High School — about 50 minutes northeast of Fort Worth — set the new Guinness World Record for the largest homecoming mum. The 290-sqft mum broke the previous record set by Arlington ISD by 2.5 times. The mum was created to celebrate the school’s 125th anniversary.

  • After recent attacks in Parkway Central Park in Arlington, Fort Worth officials are reminding residents of safety tips to help us live safely with urban coyotes. Practices like keeping pets on leashes, securing trash, and not feeding wild animals help preserve our diverse ecosystem and protect residents.

Celebrate freedom with the upcoming National Juneteenth Museum

This week, Fort Worth-based BNSF Railway announced a $2 million founding donation to the National Juneteenth Museum that will include inaugural naming rights.

Through a national fundraising campaign and private donations, the museum has raised approximately half of its $70 million goal. Keep reading for some of the major public donations.

In the summer of 2023, Bank of America donated + the Texas Historical Commission allocated $1 million each. Additionally, the North Central Texas Council of Government’s Regional Transportation Council pledged $3 million for infrastructure improvements around the museum, contingent on the building coming to fruition.

In December 2022, Tarrant County commissioners approved a contract to reimburse the museum for $2 million in construction costs. This followed a $15 million pledge from the city of Fort Worth in September 2022 to be delivered when the museum raises the balance of the funding goal.

Construction is currently underway on the museum with a grand opening slated for June 19, 2025.
